But there are many ways that moisture can enter a crawl, and sometimes a dehumidifier is also needed.

Convection effect in houseHouses are like chimneys. New air is constantly drawn into the house at the bottom, and floats up toward the the top. Because the crawl space is closer to the earth and shielded from the sun, the air in the crawl is cooler than the air in the rest of the house. In fact, as much as 40 percent of the air on the first floor of a house comes from the crawl space.

When the air outside is warmer than the air inside, it gets drawn into the crawl space, and then cools down. This increases the relative humidity in the crawl space at a rate of about 2.2 percent per degree of temperature change Fahrenheit. Let's look at what this means in real terms.

Suppose it's a relatively comfortable 80° day, with a relative humidity of 70 percent. But the temperature of your crawl space is 65°, or 15 degrees cooler that the outside temperature. The warm air entering the crawl space, which already has a relative humidity of 70 percent, will become saturated (100 percent relative humidity), providing an ideal environment for the growth of mold, mildew, and rot.

To make matters worse, the stack effect not only draws air and moisture from the crawl space into the home, but it also drags along bacteria, mold, spores, and musty odors with it. So in those cases when encapsulation is not enough, a good dehumidifier is also needed.
